BAJAJ RESIDENCE
MAHARANI BAGH
2019

__

Originally constructed in 1967 by an architect who was a student of Paul Rudolf in the MIT, the project was challenging in that it needed to be doubled in constructed area while respecting the original architecture, prompted by the changes allowed in building regulations which allowed many more features not originally envisaged by the original owner. Completed in late 2019 , the project is a completely energy efficient building , with insulated walls , a smart VRV air conditioning system using PM 2.5 filters in all the units, and with state of the art Building management systems like remote access to building services and data management.
The project also necessitated complex structural design solutions like holding up the existing structure while digging under the existing foundations, and tucking a new structure under them, reinforcing the existing structure with complex RCC jacketing, and retrofitting the structure to enable it to take heavier loads than its original design.
